What other fees may apply in addition to your base monthly rent?
This guide is designed to help you understand the fees associated with renting one of our homes. It’s all about keeping things simple and transparent, so you know exactly what to expect.
These one-time fees cover necessary processing and ensure a smooth and efficient move-in experience.
● Non-Refundable Application Fee: $75 per applicant (18+ years) This covers the cost of screening to ensure a smooth and secure leasing process for all residents.
● Non-Refundable Reservation Fee: $250* Takes the home off the market and secures it for you, giving you peace of mind while you prepare for your move.
● Security Deposit:
The security deposit helps protect the home and supports compliance with lease obligations. For residents who choose a traditional security deposit, any refundable amount will be returned at the end of the lease, less applicable charges for cleaning, damages, or other amounts owed under the lease and applicable law. Rhino eligibility, terms, and fees are determined by Rhino and may vary.
● Utility Management Setup Fee: $25 per household. Makes your move-in easier by handling utility setup for you, so you can settle in without the hassle. In addition, a monthly fee will apply.
● Non-Refundable Pet Screening (if applicable): $25 per pet. Complimentary for non-pet owners. Gives you peace of mind that your furry friend is properly documented.
● Non-Refundable Pet Fee/Deposit (if applicable): $250 for one pet, plus $100 per additional pet Allows us to maintain pet-friendly homes while ensuring a clean and comfortable environment for all residents.

- Traditional Security Deposit: The security deposit for your home is determined by your resident score, a Findigs screening assessment that evaluates multiple factors including credit history. Applicants with higher resident scores may qualify for a lower security deposit, while applicants across a wide range of backgrounds remain eligible. Security deposit amounts vary based on the resident score and may range from the amount shown to up to one month's rent. Additional terms and conditions may apply.
- Security Deposit Alternative: Qualified residents may choose Rhino as an alternative to a traditional security deposit. Rhino offers the option to use a one-time fee or small monthly fee instead of paying the full security deposit upfront. Residents who do not qualify for Rhino are required to provide the applicable traditional security deposit.
